Stayed here for two nights at short notice. We are already looking forward to our return. Best B+B we have stayed at. The superior sea view room was just that... Superior. Stunning views and comfort throughout. Lovely touches too... Complimentary home made shortbread. Robes. A fridge with fresh milk. A Nespresso machine. Luxury toiletries. The list goes on... Hosts Jan and her daughter Kirsty couldn't do enough to make our stay perfect. As for the breakfast... Oh my word. We genuinely didn't eat for the rest of the day. So much food and perfectly cooked. Free street parking with the permit provided and in a great location. Beaches really was a great discovery and the perfect weekend away.

Wonderful place, the family room was immaculate and huge with huge comfy beds and a door onto the garden - which opens onto the beach. Jan makes a brilliant breakfast too, plentiful and nice and hot - and gluten-free/ vegan options too. A great stay!

We stayed here for 1 night last night and I’m already looking forward to our next visit. Jan is an outstanding hostess, our room was just perfect. Can’t recommend this little gem of a place enough. 10/10

Had overnight stay to go to Ayr races. Got a message saying we could check in early before the races which was great. Staff friendly and lovely. Will definite use this guest house again

My husband and I planned to go to the Premier inn but I wanted to stay somewhere I could open the windows. We googled places in Ayr and up popped Jan's place. So we took a chance and boy what a find!!! Jan is the most wonderful host. She cannot do enough for you. Her place is absolutely immaculate. The bed was super comfortable and the linens so soft. I loved the body care products they all smelled so good. There are also big fluffy towels. There was was a kettle for hot drinks and real milk in the fridge. There was homemade shortbread which was such a nice touch. The breakfast is one of the best we have ever had. There is an array of food to choose from. My husband loved his vegetarian fry up. I had scrambled eggs that were absolutely delicious. You will also get a permit to park on the street which is great. Jan has literally thought of everything there was even a fan in the room. It was such a wonderful stay. We have already planned to go back. We can't recommend the Beaches enough.

Host was lovely and welcoming providing fresh milk for our drinks in our room. Room was beautiful and clean and very comfortable. Breakfast was more than i could eat but there was so many options including the cooked breakfast. Would definitely recommend

What a beautiful place, home from home, Jan is an amazing host. We arrived at 5pm looking for a room and we had room 3. It was perfect. Nothing too much trouble and added luxuries like offered fresh milk to put in the fridge in our room. Home made shortbread in the room. Beds are so comfortable and huge. The bathroom has towels that actually wrap around you. Excellent toiletries and also face flannels which is rare. Definitely will be back x

A last minute change of plans had us booking a room here night before. We absolutely loved it! Jan gave us some good recommendations for dinner and left homemade shortbread and fresh milk in the room. There was also a selection of games, books, and dvds to borrow. The guest house is in a lovely part of Ayr and has a very pretty garden. Highly recommend!
